Leicester Boots Sister-Pair: Highcross and Haymarket Both Operating After 90 Days

PharmSee's analysis of NHSBSA contractor data finds both branches of Leicester's closest Boots pair remain active, offering a test case for dual-format shopping-centre pharmacy economics.

PharmSee's analysis of NHSBSA dispensing contractor records for the Leicester LE1 3-mile catchment finds that both branches of the city's closest Boots sister-pair — FKX65 at Highcross Shopping Centre (LE1 1DD) and FN210 at Haymarket (LE1 4FQ) — continue to appear as active dispensing contractors in the most recent quarterly dataset.

The two branches sit approximately 0.17 miles apart, making them the closest operating Boots pair in PharmSee's 14-city branch-level audit.

Why this matters

Across PharmSee's 14-city Boots estate analysis, branches with a within-0.5-mile sister branch have historically been more likely to show no dispensing activity in recent NHSBSA quarters — consistent with estate consolidation where overlapping catchments are rationalised to a single site. Cities where no such pairs exist, such as Dudley and Bristol, have recorded zero register changes among Boots contractor codes.

Leicester's FKX65–FN210 pair appeared to be a candidate for this pattern. Instead, both branches remain active — and the revenue asymmetry between them is among the most pronounced PharmSee has recorded.

The numbers

HighcrossFKX65LE1 1DD£1,166,261904,078
HaymarketFN210LE1 4FQ£53,64141,582

FKX65 generates approximately 21.7 times the dispensing revenue of FN210. The revenue gap — over £1.1 million — is the widest between any operating Boots sister-pair PharmSee has measured.

Leicester LE1 in context

The broader Leicester LE1 5WW 3-mile catchment contains 99 pharmacies and 115 GP practices, producing a GP-to-pharmacy ratio of approximately 1.16:1. Boots operates eight contractor codes within the ring: seven with recorded dispensing activity and one (FFL52, LE5 4BP) with no items in the most recent NHSBSA quarter — a figure that may reflect data-reporting lag rather than permanent cessation.

Excluding FKX65, Leicester's remaining six operating Boots branches average approximately £90,914 in annual dispensing revenue — a mid-range figure in PharmSee's atlas, comparable to Sheffield and Nottingham.

Dual-format shopping-centre economics

One possible explanation for the sister-pair's joint survival is that FKX65 and FN210 serve different retail formats. Highcross is Leicester's principal covered shopping centre, anchoring major national retailers; Haymarket sits in the adjacent open-air market precinct with a different pedestrian flow pattern. Shopping-centre pharmacies in similar configurations in other English cities — notably the Bull Ring and Pallasades pairing in Birmingham — have shown that proximity alone does not determine whether both branches record dispensing activity, where the catchments draw from distinct footfall corridors.

However, the scale of revenue asymmetry suggests that FN210's commercial viability may depend on factors not visible in NHSBSA dispensing data alone, including retail sales, private prescriptions, and services not captured in the public dataset.

Caveats

NHSBSA dispensing records reflect items dispensed under NHS contracts and do not capture private dispensing, retail sales, or non-NHS services. A branch with low NHS dispensing revenue is not necessarily commercially unviable. The absence of dispensing data for FFL52 may reflect reporting lag, temporary closure, or operational change — PharmSee does not have access to Boots UK's internal operational records. All revenue figures are derived from PharmSee's analysis of publicly available NHSBSA aggregate dispensing statistics.
